Do you handle commercial property?
No. Architecturejourneyx specialises exclusively in residential property — apartments, houses, and mixed-use buildings with a primary residential component. Commercial offices, retail units, and industrial properties are outside our expertise and we will say so rather than accept an instruction we cannot serve well.
Do you operate outside Belo Horizonte?
Our primary market is the city of Belo Horizonte and the immediately adjacent municipality of Nova Lima. We occasionally advise on properties in the broader Minas Gerais state where we have a direct connection, but we do not accept instructions in cities where we have no local knowledge. We will always be transparent about the limits of our geographic coverage.
How long does a sales mandate typically take?
Our average time from listing to accepted offer is 18 days for correctly priced properties in our primary neighbourhoods. Properties that require price adjustment after the initial listing period take longer — typically 45 to 60 days. We will give you a realistic timeline estimate at appraisal stage, not an optimistic one designed to win the instruction.
Are your fees fixed or negotiable?
Our fee structure is transparent and explained in writing before any mandate is signed. We do not operate on a negotiable-case-by-case basis that disadvantages clients who do not push back. Everyone who engages us for the same service type pays the same rate — we consider that a basic standard of fairness.
